How to choose an air conditioner in Cyprus
Pricely team · Updated 18 October 2026 · How we pick
For a bedroom, a 9,000 BTU or 12,000 BTU inverter split unit is right; it costs about €400–650 in Cyprus right now. A living room usually needs 18,000 BTU (about €750–1,000) or 24,000 BTU (about €900–1,100).
Buy an inverter with an A++ or A+++ label: in a Cyprus summer it runs for months, and it heats your home in winter too. Then ask what installation costs, and check more than one store, because prices for the same unit differ.
How many BTU do you need?
BTU is the cooling power. Too small and it runs flat out all afternoon without cooling the room; too big and it switches on and off, wastes power and leaves the air damp.
| Room | Size | Typical price in Cyprus |
|---|---|---|
| Up to 20 m² (bedroom, study) | 9,000 BTU | €400–520 |
| 20–30 m² (big bedroom, small living room) | 12,000 BTU | €450–650 |
| 30–45 m² (living room) | 18,000 BTU | €750–1,000 |
| 45–60 m² (open-plan living and kitchen) | 24,000 BTU | €900–1,100 |
Go one size up for a top-floor flat, a room facing west or south, or big windows without shutters: the Cyprus afternoon sun adds a lot of heat. For several rooms, one unit per room cools better than one big unit in the hallway.
Inverter and energy class
An inverter air conditioner slows down instead of switching off and on, so it is quieter, keeps a steadier temperature and uses much less electricity. Almost every unit sold here now is one; don't buy one that isn't.
Look at the energy label for cooling (SEER) and heating (SCOP). A++ is good and A+++ is best. With Cyprus electricity prices and air conditioning running from June to October, the cheaper A+ unit often costs more over its life. Newer units use R32 gas, which is more efficient and better for the environment than the older R410A.
Wi-Fi control lets you switch it on from your phone before you get home, which is handy but not essential.
Heating with your air conditioner in winter
A modern inverter air conditioner is a heat pump: for every unit of electricity it puts several units of heat into the room. For most Cyprus homes it is the cheapest electric way to heat, much cheaper to run than an oil radiator or a fan heater. If you will heat with it, compare the heating label (SCOP) too, not just cooling.
Which brand?
Midea air conditioners, LG, AUX and Gree are the value picks, with good inverter units from about €450. Daikin, Mitsubishi Electric, Toshiba and Carrier cost more, are often quieter and are known for lasting many years. Whatever you buy, check the warranty on the compressor (often longer than on the rest) and who services the brand near you.
Installation and where to buy
Ask whether the price includes installation. A standard install (indoor and outdoor unit on the same wall, a short pipe run) is often included or costs extra, while long pipe runs, brackets on high walls and removing an old unit usually cost more. Get it in writing before you pay.
These stores carry the most air conditioners on Pricely right now:
- Rolls: the biggest range by far.
- Electroline, Kyriakos Electric and Stephanis.
- Savvas Eracleous: worth checking on price.
Living near the sea? A dehumidifier helps with damp in winter, and a fan is enough for a room you rarely use.
Mistakes we see people regret
- Buying a 9,000 BTU unit for a sunny top-floor living room.
- Choosing a non-inverter or A+ unit to save €100, then paying for it in electricity every summer.
- Not asking what installation costs until the technician arrives.
- Putting the outdoor unit in full sun with no airflow: it works harder and lasts less.
- Buying at the first price they see. Compare air conditioner prices in Cyprus first, and buy before the June rush.
Questions people ask
How many BTU do I need for a 25 m² room?
12,000 BTU. Go up to 18,000 BTU if the room is on the top floor, faces west or has big windows without shutters.
Is it cheaper to heat with an air conditioner in Cyprus?
Yes, for most homes. An inverter air conditioner is a heat pump and gives several times more heat per unit of electricity than an oil radiator or fan heater.
Does the price of an air conditioner include installation?
Sometimes. Ask the store: a standard install is often included or a fixed extra, while long pipe runs, high brackets and removing an old unit usually cost more.
How much is a 12,000 BTU air conditioner in Cyprus?
About €450–650 for an inverter split unit right now; premium brands such as Daikin or Mitsubishi cost more.
When is the best time to buy an air conditioner?
In spring, before the June rush, or on Black Friday (27 November 2026). Set a price alert on the model you want and we email you when it drops.
